Many distribution centres have been developed in the Netherlands and the rest of Europe in recent years to meet the sharply increased demand. The areas with a large concentration of distribution centres are also referred to as coloured bananas. For instance, the blue banana runs from Benelux via the Rhine region in Germany to northern Italy.

The dynamics of industrial and logistics space have therefore long offered opportunities for developers, investors, financiers and lessees. Consider the current site scarcity, resistance to the spread of generic distribution centres in the polder landscape and grid congestion.
